Two years ago, tunable white was a WELL-certified luxury hotel thing. Now mid-tier chains are spec'ing it. 2700K to 6500K — cool in the morning, warm at night. Guests sleep better, reviews go up.

But here's the thing: most buyers still ask for "dimmable" and think they're covered. They're not.

I know a procurement manager in Shenzhen who outfitted a 200-room hotel with single-channel dimmable panels. Looked great on paper. Six months in, guest complaints started piling up — "room feels like an office at 10pm," "can't relax," that kind of thing. The hotel ended up swapping half the fixtures for tunable CCT boards with dual-channel drivers. Cost them an extra 40% on top of the original budget. The supplier? Still in business, still selling "dimmable" as if it's the same thing. Classic.

So here's what you actually want: tunable CCT, dual-channel LED boards, and DALI or 0-10V compatibility. DALI is the industry standard for building-wide control; 0-10V is the older analog fallback. If a supplier can't give you both options, they're already a generation behind. Don't let them tell you "it's basically the same thing." It's not. We've all heard that one before.

Smart Lighting — The Dashboard Matters, Not the App Nobody Uses

Controlling one bulb from your phone was cute in 2023. What matters now is building-wide control — DALI-2, Casambi, Matter. Matter is the new cross-platform protocol backed by Apple/Google/Amazon; Casambi is the Bluetooth mesh system a lot of European hotels are running on because it doesn't need new wiring.

Hotels tie this into the PMS: guest checks in, room hits the welcome scene — warm light, curtains open, maybe the TV flickers on. Guest leaves, it drops to an energy-saving preset. One chain I worked with in Guangzhou saved 18% on their lighting energy bill just by automating the "empty room" state. Not because the fixtures were more efficient — because they stopped lighting empty rooms like someone was living there. Which, if we're being honest, is what most hotels do by default.

Retail uses it for zoning — back-of-house at 2am gets dimmed to 30%, display stays bright. The real win is you don't need a security guard walking around hitting switches. Or worse, leaving them on all night because he forgot.

Push suppliers on this: what protocols do they actually support? Will their drivers talk to your BMS? Can they hand over integration docs — actual PDFs with wiring diagrams and register maps — so your electricians aren't figuring it out on-site at 11pm? Because that's what happens. I've seen it. Your electrician has seen it. Everyone's seen it.

Sustainability — It's in the RFQ Now, and Suppliers Who Don't Have Their Docs Ready Are Already Behind

This one's not a trend anymore. It's a gatekeeper. EPDs, recycled content, energy labels — if you're bidding on EU public projects or anything with ESG, these are pass/fail. No EPD, no bid. Simple as that.

RoHS and REACH docs should be standard. Should come with the quote, not three weeks later after you've already shortlisted three other suppliers. Here's a red flag: if a supplier takes more than 48 hours to "dig those up," that tells you something. Either they don't have them, or they don't know where they are. Both are bad. In this industry, "digging it up" usually means "we're writing it now."

I had a supplier in Foshan tell me their REACH compliance was "being processed." That was 14 months ago. Still "being processed." They're not on my list anymore. Probably never will be.

Fixtures Are Getting Smaller on Purpose — And Yes, UGR Matters

Recessed linear, micro track heads, trimless downlights — the whole idea is you shouldn't see the fixture. UGR under 19, matte white or black, magnetic track. Retailers like it because eyes stay on the product. Hotels like it because spaces photograph better — and in 2026, if your lobby doesn't look good on Instagram, you're losing bookings. That's not marketing fluff, that's just how people book hotels now. We can pretend it's about guest experience, but we all know it's about the photos.

That's really the whole pitch. Small fixtures, big impact.

Modular — Finally Making Sense for Procurement, But Only If Your Supplier Actually Gets It

This one's been "almost here" for years. It's actually usable now, but there's a catch: a lot of suppliers say "modular" when they mean "we have three sizes of the same thing." That's not modular. That's just a product line. We've all been to that trade show booth.

Real modular means one core set of components — shades, arms, bases, finishes — and you assemble what each project needs. A pendant becomes a wall sconce with a different mounting plate. You keep less inventory, replace parts individually, and your warehouse guy actually thanks you instead of cursing your name when he has to store 47 SKUs for what should be one product family. If you've ever had a warehouse guy give you that look, you know what I'm talking about.

The win for buyers is SKU count. I worked with a retail client in Shanghai who cut their lighting inventory from 89 SKUs down to 22 by switching to a proper modular platform. Same coverage, less headache. Their warehouse guy actually smiled. First time in three years.

Ask your supplier: can I order replacement components separately? What's the MOQ on modular parts versus finished fixtures? If they look confused by the question, move on. If they say "let me check with engineering," also move on. Engineering should already know this.

Three Questions That Actually Separate Good Suppliers from Bad Ones

Tunable white with DALI or 0-10V — yes or no? If no, why not? (And "it's expensive" is not a valid answer. It's 2026. Everything's expensive. That's not an excuse.)

EPDs, RoHS, REACH — can you send those today, or is this going to be a thing? Because if it's a thing, we're done here. I've got three other quotes to review.

Modular platform — can I mix finishes and mountings without a 12-week lead time? If I need to swap a pendant for a wall mount mid-project, will you make me wait three months? Because my client won't wait three months. My client will find someone who can.

The suppliers who've already sorted this stuff out are the ones still going to be around when your next project kicks off. The ones who haven't? They're the ones sending you "we're looking into it" emails while you miss your deadline. You know the email. "Dear valued customer, we are currently reviewing your request..." Delete.
